COMMUNITY HOUSE RENTAL CONTRACT

This agreement is entered into on ____________, by and between the Community House Advisory Council as agent for the Topanga Community Club ("Owner") and _____________________ ("Tenant").
Tenant agrees to pay rental fees in the amount of ______, security deposit in the amount of ______ and comply with all terms of this agreement in exchange for the use of the premises known as the Topanga Community House ("TCH"). Use of the TCH is scheduled for _______________, between the hours of ________ and ____________ for the purpose of ______________(description of event). The security deposit shall be paid upon the execution of this agreement or four weeks prior to the event, whichever is sooner. In the case of a rental approved in less time, (as Owner may from time to time allow) additional fees of ________ shall be assessed. The security deposit is refundable after inspection and approval by Owner. If event is cancelled less than four weeks prior to event, tenant shall forfeit 50% of security deposit paid.

Refund of the security deposit will be made upon determination by Owner that all trash, and equipment belonging to Tenant has been removed and that there is no damage to the TCH and shall be paid within 30 days of the above-described event.

Rental will begin at the designated time described by tenant and will end on or before
Midnight of the rental day. Continued use will be considered a nuisance and tenant will
be charged $50.00 per hour, thereafter.

TENTANT'S MAY NOT USE THE BALLFIELD UNLESS APPROVAL IS GIVEN.

1. No amplified music may be played outside the building at any time. Amplified music inside the Community House must end by 11 PM.
2. The premises shall be occupied by no more than 283 persons.
3. Tenant must approve, in writing, any requests for alterations of the TCH. Additionally, owner must approve all publicity for the event. All signs must be removed within 24 hours of the event.
4. No portion of the premises shall be sublet nor shall this agreement be assignable to any third party.
5. Any controversy or claim arising out of or relating to this agreement, or the breach thereof, shall be settled by arbitration according to the rules of the American Arbitration Association.
6. This agreement may be terminated by Tenant by written notice if it is received at least four weeks prior the scheduled event.
7. Owner reserves the right to terminate this agreement for reasonable cause at any time.
8. Tenant is responsible for compliance with federal, state, and county ordinances and shall obtain any necessary licenses for the event
9. Alcoholic beverages shall not be sold unless applicable permits are obtained. Additionally, Tenant must obtain liability insurance which names TCC as "additionally insured" and a copy must be given to the scheduling agent.
10. Only beer and wine may be served at the event.
11. Use of children's playground is permitted only with continuous adult supervision.
12. Any use of the TCH not described in this contract will result in forfeiture of security deposit and possible legal action.
13. Tenant/s is/are jointly and severally liable for all damage occurring during the rental period.
14. All equipment must be removed by the termination of the rental period.

CLEAN-UP INSTRUCTIONS

15.Main Room and Hallway: Tables and chairs must be wiped clean and carefully folded. Store tables on the 4 dollies with the longest tables on the largest dollies. Store chairs in the closet safely. Thoroughly sweep and mop the stage, main room and hallway. Mops and bucket are in the Men's Room. Do not use soap! Never dump water down a drain, toilet or urinal. Please dump gray water outside, behind the TCH and down the hill.
16. Kitchen: Wipe off all counters and clean out sinks in kitchen. Follow the posted instruction for cleaning stove. Take everything, including ice, out of refrigerator and freezers and wipe them clean. Clean debris out of the floor drains. Thoroughly sweep and mop the floor following instructions above for mopping.
17. Penny Room: Wipe tables, and vacuum carpet. Leave gray tables and black chairs in place.
18. Rest Rooms: Clean sinks, toilets and urinals, wipe spots off walls and thoroughly sweep and mop.
19. Trash: All trashcans must be removed from the hall and emptied in the Dumpster to the right rear of the building. Recyclables shall be placed in appropriate bins.
20. Grounds: Clean up is necessary in parking lot which surrounds the building, the children's playground, the parking lot above the ballfield, the driveway.
21. Windows: Please lock all windows in kitchen, Penny room and restrooms.
22. Doors: All doors need to be locked when tenant vacates the premises.
